Regulations
With planning permission secured, your architectural project moves into its most detailed phase. Technical design and Building Regulations approval transform your approved concept into precise construction drawings and specifications that builders can price accurately and construct confidently.
At MJW Architects, we've been navigating Somerset's Building Control requirements for over 25 years. Our RIBA Chartered Practice brings meticulous attention to detail and comprehensive technical knowledge to every project, ensuring your design meets all statutory requirements whilst maintaining the architectural vision you've approved.
This critical stage bridges the gap between planning approval and construction, translating design intent into buildable reality whilst ensuring compliance with Building Regulations, structural requirements, and energy performance standards.
Understanding Technical Design and Building Regulations

What Is Technical Design?
Technical design involves developing your approved planning drawings into detailed construction information. This comprehensive process specifies every element of your project, from foundation details to roof construction, from window specifications to heating systems.
The technical design stage produces the information builders need to construct your project accurately. It includes scaled drawings showing precise dimensions, construction methods, material specifications, and technical details that resolve junctions between different building elements.

Why Technical Design Matters
Quality technical design prevents costly problems during construction. Clear, comprehensive drawings and specifications reduce builder queries, minimise variations, and help control costs. They ensure builders understand exactly what you expect, reducing the risk of mistakes or misinterpretations.
Thorough technical design also enables accurate pricing. When builders receive complete information, their quotations reflect the true cost of your project, avoiding unpleasant surprises later.

Understanding Building Regulations
Building Regulations are separate from planning permission and apply to virtually all building work. They ensure construction meets minimum standards for structural safety, fire safety, energy efficiency, ventilation, drainage, and accessibility.
In Somerset, Building Control applications can be submitted through the local authority Building Control service or through private Approved Inspectors. We advise on the most appropriate route for your project.

What Building Regulations Cover
Building Regulations address numerous technical requirements. Structural stability ensures your extension or new build stands safely for its lifetime. Fire safety provisions protect occupants through appropriate escape routes, fire-resistant construction, and detection systems.
Energy efficiency standards require new work to meet current thermal performance requirements, often significantly better than older building fabric. Ventilation requirements ensure healthy indoor air quality. Drainage provisions specify foul and surface water disposal. Accessibility standards ensure appropriate provision for all users.
Listed Buildings and Conservation Areas
Projects involving listed buildings or properties in conservation areas require additional considerations. Building Regulations still apply, but Listed Building Consent may impose constraints on methods and materials. We work sensitively within these requirements, finding solutions that satisfy both statutory obligations and heritage concerns.
Our experience with Somerset's heritage buildings means we understand how to navigate these sometimes competing requirements effectively.
MJW's Technical Design Process
Detailed Technical Drawings
We develop your approved design into comprehensive construction drawings at 1:50 scale. These detailed drawings show every element of your project, from foundations to roof, with precise dimensions, construction methods, and material specifications.
Our technical drawings include floor plans showing room layouts, door and window positions, and wall thicknesses. Elevations depict external appearances with material specifications and architectural details. Sections cut through the building to show floor-to-ceiling heights, roof construction, and relationships between spaces.
Detailed drawings zoom into complex junctions – where walls meet roofs, where extensions join existing buildings, around window and door openings. These details specify exactly how different elements connect, preventing construction problems.
Building Regulations Application
We prepare and submit your Building Control application, including all required drawings, specifications, and calculations. This submission demonstrates compliance with all relevant Building Regulations requirements.
Our applications include structural calculations (usually prepared by structural engineers), energy performance calculations (SAP assessments), ventilation strategies, drainage plans, and fire safety provisions where relevant.
Outline Specifications
Technical drawings include outline specifications describing materials, construction methods, and quality standards. These specifications give builders the information they need whilst allowing appropriate flexibility where alternatives might be suitable.
Specifications cover everything from foundation concrete mixes to roof tile types, from insulation materials to heating system requirements.
Coordination with Consultants
Most projects require input from specialist consultants. Structural engineers design foundations, calculate beam sizes, and ensure structural stability. SAP assessors evaluate energy performance and recommend improvements to meet Building Regulations requirements.
We coordinate these consultants, ensuring their work integrates seamlessly with the architectural design. Regular liaison prevents conflicts and ensures technical consistency.
Client Meetings and Reviews
Throughout Stage 4A, we maintain close client contact. Online meetings via phone or Zoom enable quick discussions and decisions. Office meetings allow detailed review of drawings and specifications. Site meetings ensure proposed solutions work with existing conditions.
We issue drawings by email for your review, discussing details and refining specifications to match your requirements and budget.

Timeline and Investment
Typical Duration
Technical design and Building Regulations typically takes 6-12 weeks total. Stage 4A (technical design to Building Regulations approval) usually requires 4-8 weeks, whilst Stage 4B (tender documentation and contractor selection) takes 4-6 weeks including builder pricing time.
Project complexity, Building Control response times, and consultant availability all influence the timeline. We work efficiently to progress your project whilst maintaining thorough attention to detail.
